This is a buyer's market. Homes are selling at more affordable prices than in previous months and years. Why? The weakening economy has pushed sales prices down. This makes it a great time to purchase your first home, your next home, a 2nd home or an investment. Are mortgages available? YES! If these homes are such a great deal why don't they sell faster? There is a lot of buyer reluctance. But, let's look at facts, rates are low. Almost all mortgages for purchases are fixed and typically 30 years. Home values are low. Would it be great to buy a home at a lower price than you might have 2 years ago? Yes. You can be patient and wait after you purchase for the market to stabilize and liquidity and more equity return to the market and to your home's value. What if I find a house and the house needs work? That is great question! We offer a new FHA mortgage product , the FHA Streamline 203k. Big name. Big deal! It can help you tremendously. Let's say a house needs repairs. The appraiser says that these repairs would increase the home value. Next, FHA agrees. You purchase the house and borrow up to $35,000 extra (not to exceed the house value after improvements). Here is a simple example:
House is a foreclosure (it does not have be a foreclosure) it is now listed at $100,000. It needs HVAC, new appliances and carpet. This totals $13,000. Problem: you cannot afford to pay the $13,000 to get the house fixed up. The estimates are too much for your bank account. Solution: House FHA appraises at $115,000 with repairs considered complete (although it will be a few months before they actually are complete). Wow! You get a mortgage based on $113,000. Buy the house, get $13,000 escrowed for the contractors to complete the work. In just a few months, you have an updated beautiful home. It is easier. It gets your dream home faster. This loan is available to $271,500 (in a few areas-more).
